At some point in the life of every roof, it will need repair. You should look at your roof at least once a quarter and have a professional roofing company perform an inspection annually. There are some early warning signs that indicate that you may have a roof leak or other issues that may develop into a leak. Proactive maintenance and early repair costs less than fixing a problem months or even years old.
As our roofs age they are more likely to develop issues. Although your roof may have a 20-year warranty, that doesn’t mean it’s going to last for 20 years. It means that the manufacturer warranties the shingle against defect for that long. Many factors go into how long your roof will actually last and 3-tab shingles on the majority of homes locally may last 12-15 years with good proactive maintenance. If your roof is more than ten years old, expect that you’ll need occasional roof repair.
Warped, Curled, Dented, or Bent Shingles
Shingles are one part of your home that show their age. When yours become warped, curled, or bent, you likely need roof repair. These issues can expose your roof to water damage or roof rot. When you see a one of these symptoms in only one area of your roof, chances are good that there is already a problem. Dented shingles are signs of hail damage which is covered by your homeowners insurance. Don’t delay your roofing inspection because the problem will grow and the roof repair will be more extensive.
Staining, Streaking, and Moss
When you see staining, streaking, or moss, it’s not only unsightly but it’s damaging the shingles. These are signs of organic growth. Organisms such as blue algae which cause the staining and streaking are literally eating away at your roof. They grow when there is excess moisture and can be a sign of a bigger problem.
If the insulation in your attic is damp or compressed, you may have a roof leak. If you see that your insulation in one area of your attic doesn’t look the same as the rest of the space, look up in the general area. You may find dark spots on the roof or worse see daylight.
